These Terms of Service ("Terms") govern your use of the Androniki Villa website at andronikivilla.com and any bookings made through our platform. By accessing our website or making a booking, you agree to these Terms. Please read them carefully.

1. About Us

Androniki Villa is a luxury short-term rental property located in Latchi, Paphos, Cyprus, operated by SAVVIDES D. CAPITAL LTD. For enquiries, please contact us at booking@andronikivilla.com.

2. Bookings and Reservations

• All bookings are subject to availability and are only confirmed upon receipt of full or partial payment as specified at the time of booking.
• The minimum stay is 3 nights.
• The person making the booking must be at least 18 years of age.
• The lead guest is responsible for the behaviour of all members of the party during the stay.
• The maximum occupancy is 12 guests. Exceeding this limit may result in immediate termination of the stay without refund.

3. Pricing and Payments

• All prices are displayed in Euros (€) and include applicable taxes unless otherwise stated.
• No cleaning fee applies — cleaning is included in the nightly rate.
• Payments are processed securely through Stripe. We do not store your payment details.
• A 10% discount applies to bookings of 7 nights or more.

4. Cancellation Policy

All paid prepayments are non-refundable.

We strongly recommend that guests obtain travel insurance to cover unexpected cancellations.

5. Check-in and Check-out

• Check-in is from 4:00 PM onwards via self check-in using a lockbox.
• Check-out is by 11:00 AM.
• Early check-in or late check-out may be available upon request and subject to availability.

6. House Rules

By making a booking, guests agree to comply with the following house rules:

• Maximum 12 guests at any time
• No smoking inside the villa
• No unauthorised parties or events
• Guests must respect neighbouring properties and keep noise to a reasonable level, particularly after 11:00 PM
• The private pool is used at guests' own risk. Please note the pool does not have a gate or lock — guests with young children must supervise them at all times
• Pets must be agreed in advance with the host
• The villa and its contents must be treated with care. Guests are liable for any damage caused during their stay

7. Liability

• We accept no liability for any loss, damage, injury or illness sustained during your stay, except where caused by our negligence.
• We are not responsible for any theft or damage to guests' personal belongings.
• Guests use the pool and outdoor facilities at their own risk.
• We reserve the right to terminate a booking without refund if guests violate these Terms or cause disturbance to neighbours.

8. Website Use

By using our website, you agree that:

• You will not use the website for any unlawful purpose
• You will not attempt to gain unauthorised access to any part of the website
• All content on this website, including images and text, is the property of Androniki Villa and may not be reproduced without permission

9. Privacy

Your use of our website and booking services is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

10. Governing Law

These Terms are governed by the laws of the Republic of Cyprus. Any disputes arising from these Terms or your stay at Androniki Villa shall be subject to the exclusive jurisdiction of the courts of Cyprus.

11. Changes to These Terms

We reserve the right to update these Terms at any time. Changes will be posted on this page with an updated date. Continued use of our website after changes constitutes acceptance of the revised Terms.
